Help buyers see the potential of modest homes

Most budgets do allow for the 'perfect home.' Some get lucky while others make their homes perfect over time. Tight budgets and soaring home prices don't seem to mix, unless you use your money wisely. We've all seen it done on television with shows like TLC's The Property Brothers. Two brother's help a family find a home with good bones but in need of some renovation. This tactic allows the family to eventually get their dream home, but with a little elbow grease and time.

Sometimes size matters and sometimes it isn't the most important thing. When purchasing a home, find things that are deal breakers and look for those. If a home with updated features is a must, maybe a smaller more finished home would work better for your budget. If size does matter and your family is in need of more space, then know that you may sacrifice style a bit.

Everything is worth taking a look at. Sometimes expanding your criteria and thinking outside the box can open an entirely new avenue for you. Going from a 4 bedroom to a 3 bedroom with a den may work. Eliminating the formal dining room for an eat in kitchen could be a good compromise. The key is looking at the home before completely ruling it out. You may fall in love with the home enough to be willing to look past certain things that may be missing.
